Property Description

There is a beautifully situated family house in Budaors, in the heart and the richest region of Hungary. Budaörs is a small city situated in a picturesque environment, at the southern edge of the Buda Hills and offers a harmonic combination of widely recognised works of contemporary architecture, breath-taking natural surroundings and monuments of our historical past.

The city's commercial district is adjacent to the joint section of motorways M1 and M7, linking the capital with Vienna and the Lake Balaton, respectively, and, for this reason, Budaörs can be called the western gate of its immediate neighbour, Budapest, which can be reached in a matter of minutes via public road and mass transport alike.

Budaörs became a city in 1986 and, following the change of the system in 1989, started to develop dynamically. By 2007, it was qualified as the most developed settlement of all in the country by the Central Statistics Office. Budaörs won the title of „The most entrepreneur-friendly city" in 2005 and surveys conducted in 2009 showed the highest purchasing power in the country here.

The property comes with all public utilities; clean water taps, gas and electricity. A 920 square meter garden elegantly embraces the property, the installation of the automatic sprinkler system allows for basic daily maintenance, giving the garden a healthy glow all year round. The garden is home to evergreens, different kinds of noble plants and 3 rockeries.

Under one rockery there is a 30-metre-long and 2-metre-wide wine cellar that has recently been used as a storage. Thick greenery along the garden fence makes it impossible for prying members of the public to view into the garden. The inner and outer alarm system with night vision function reinforce the safety of the whole house.

The house was inspired by `The House of the Year in Germany` and was made with the highest standard to the tiniest details. The walling around the house is made by 60-centrimetre-thick bricks and it gives a premium quality thermo layer that keeps the warm inside. Besides the power push door between the garage and the street, all the outer and inner doors and windows were made by unique and customised oak tree. Oak tree is the base material of the hand-carved spiral staircase with a 4 metre diameter.

The house consists of 3 floors with a total space of 600 square metres. The ground level, which is 300 square metres, is basically the garage for 3 cars, the wine cellar, 3 small-size rooms (toilet, bathroom and boiling room with a Vailant furnace) and 2 large rooms, 80 square metres respectively. One of these large rooms is sunk and can be remodelled to accommodate a swimming pool on demand.

Ground floor: the living and dining room are separated with arches from the American style kitchen. There is a beautiful fireplace made by Italian `Carrara marble` tiles. The terrace, coated by African granite, opens from the living room. The flooring of the ground floor is marble with a heating system beneath it. Besides these rooms there is a bathroom, a toilet, a bedroom and a laundry.

On the first floor there are 4 bedrooms with a balcony (two of them are 35 square metres respectively). There is also a small room for sauna and a good-sized bathroom that consists of a bath with effervescent function, a shower cubicle with hidromassage, a toilet and a bidet. You can use concealed stairs from this floor opening to the attic that is on a bed of concrete and 40 square metres big and comes with 2 insulated rooftop windows.
