Property Description

Are you looking for a new life in a building with loads of character, renovated but with bags of potential, rural but near all major amenities, with land for animals, small river and with the potential for income? If so then look no further !!

Surrounded by 3 walled courtyards this former ‘Dependance’ of the local chateau once provided the stabling and accommodation for the horses and personnel.

ANY REASONABLE OFFER CONSIDERED

The building is around 200 years old and is generally in good condition throughout, with some areas having been renovated in the past 2 years to a high standard, and includes a spacious owners apartment, gift shop and small restaurant.

The whole building has been recently re-wired, had new plumbing, land drains replaced and a new septic tank and filter bed installed in 2007.

Various other out-buildings include the original French style old stables, a large well lit workshop, former cow shed, hay loft, pigeon tower with original nesting boxes, former hunting dog kennels in their own courtyard, hangar with a horse box and a large dry cellar.

The land extends to around 7 acres, providing good grazing, with around 100m of river access to a small tributary of the River Loire.

The owners apartment has the original terracotta floor throughout and comprises of a lounge (6m x 7m), dining room (4.5m x 3m), fully fitted kitchen with appliances (4.5m x 4m), master bedroom with fitted wardrobes (6m x 3m) [currently having an en-suite shower room fitted in addition], a further 2 bedrooms (4.5m x 4m and 6m x 3m) and a family bathroom.

Stairs lead from the apartment to second floor attic rooms with a total area the same as the apartment and a height at the apex of 5m and which could create further accommodation if needed. All sizes approx.

The business has been created in the refurbished coaching garages which has the original herring bone brick floor and comprises of a 22 seat restaurant, gift shop of the same size, restaurant kitchen and public toilets including disabled facilities. All the renovations meet current building regulations and have been approved.

The expansion of the restaurant could be easily achieved or similarly the re-development and change of use to craft workshops, art studios and shop, plant centre and market garden etc. There is also the possibility of re-incorporating this area into the living accommodation.

The property benefits from being surrounded by beautiful countryside whilst being only minutes from all large amenities.

Our nearest village Noailly is only 500m away and has a primary school, local shop, church, bar, guest house and small restaurant.

The town of Roanne is a 10 minute drive with all the amenities a large town offers and has been built around the textile and ‘Haute Couture’ industry over the last 300 years.

Also around a 10 minute drive is the historic village of Charlieu which is a major tourist attraction with its cobbled streets and bustling Sunday market.

At the back of Noailly there is the ‘Foret de Lespinasse’; a 1000 acre forest with walks, cycle paths and small lakes.

There are a couple of large lakes within a 30 minute drive with water sports in the summer and a small ski resort 1 hour away for winter sports.

To the north there is Vichy (50 min), west Cleremont Ferrand (1 hr), south St Etienne (1 hr) and to the east Lyon (1 hr 20 min).
