Property Description

Situated just off the church square in a pretty, quiet hilltop village in the Limousin region of France, approximately 30 minutes south west of Limoges Airport. The village has approx 200 inhabitants but is surprisingly Brit free.

The house is stone, with single glazing windows. The stone means you would never hear the neighbours, but that is irrelevant, as the adjacent properties are both holiday homes.

The ground floor is relatively open plan with just two large rooms; a kitchen/diner and hall/living room, which are separated by a fantastic eye-catching archway. The kitchen is unfurnished; there have previously been freestanding units there.

The first floor has four double bedrooms, two with en suite and a family bathroom. The family bathroom ideally needs to be updated, but the en suites are new.

There is the opportunity to create further bedrooms in the attic, which is accessed from the fourth bedroom.

The house has new electrics and oil-fired central heating. Cooking is with gas cylinders (typical for this region).

At the back of the house is a lovely terrace which catches the sun from lunchtime onwards. This leads down onto a garden which has fantastic potential to be a "secret garden", but is currently a jungle!

A fair amount of renovation has been carried out to the property, but there are still some jobs outstanding, such as the bathroom.

Vendors would consider a PART EXCHANGE for a property in the UK
