This lovely ‘Charentaise’ of 125 sq mtrs in the pretty village of La Benate, 10 kms from the fascinating town of Saint Jean d’Angely and close to historic La Rochelle and Rochefort with their harbours, the Roman city of Saintes with triumphal arch and amphitheatre, yachting and delightful beaches is reluctantly for sale due to our impending move south. The A10 motorway junction (St. Malo in 5 hours) is only 8 kms distant. We have been most happy here but need to move to a large plot for the sake of our menagerie!

The house has a small, easily managed and lovely private garden, totally enclosed by 2 metre walls. It is a suntrap and has an apricot tree, vines and a colourful selection of flowering plants and various small fruits.

ON THE GROUND FLOOR
One enters the house via a covered porch/veranda and a security hardwood front door with an opening section to, on the left:

A small Toilet
And, on the right, a large sliding door cupboard, half of which accommodates the hot water boiler and the other half is fitted for a large fridge.

The main living area is a large lounge/diner with a fully fitted kitchen separated by a breakfast bar in stone and hardwood.

The Kitchen
This is approximately 8 Sq Metres and was newly fitted in 2005. Included is a self cleaning fan oven, ceramic hob, second refrigerator and a washing machine, all built in. There is an extractor to the chimney and an expensive double sink. The breakfast bar is just visible to the lower right.

The Lounge/Diner
This large room (8 mtrs x 5.25 mtrs) with beams and stonework is fully insulated, well equipped with power points and has both telephone and television connections (There is also a satellite dish but this would require setting up to your requirements; currently, I have 15 UK channels). The multi-fuel wood burner (above) is only two years old and puts out a lot of heat, being rated at 10 Kw (logs about €120 each winter); to the right is the illuminated built in display cabinet. The floor throughout the Lounge/Kitchen/Diner is laid with quality tiles. A door leads to:

a further downstairs room of approx. 18 Sq mtrs, which is currently used as my wife’s dressing room; however, it has both a large sliding garage door and, inside, large sliding double glazed French windows, so may be used for whatever (Garage, bedroom, study). A smaller room houses the oil fired central heating boiler and fuel tank – about €6-800 each winter for oil.

Stairs from the lounge lead to the first floor, which is a converted and insulated farm attic. There are three bedrooms, a large bathroom and a mezzanine, used as a library.

Bedroom 1
This is a pretty single room with fitted wardrobes and cupboards. About 8 sq mtrs.

Bedroom 2
This is a double room of some 14 sq mtrs with fitted shelving and wardrobe.

Bedroom 3
About 14 sq mtrs with a large fitted wardrobe with sliding doors.

Bathroom
About 18 sq mtrs with fitted shower, sink with storage beneath, bath and bidet, wardrobve with sliding doors.

Mezzanine
About 5 sq mtrs and equipped with extensive bookshelves.

A few general points
The septic tank was fully emptied and cleaned in the spring of 2008, so should need no further attention for many years.
The roof has had the last of the necessary work completed late 2009.
All the external walls have been repointed.
All woodwork is in a variety of quality woods – cedar, oak, iroko etc. there is no deal or pine.
So, this house should need little or no work for the foreseeable future.

As the French tend to say in their house adverts ‘Venez poser vos valises’ – Just come and deposit your suitcases.
