Property Description

80sqm stone farmhouse spanning two levels requiring complete restoration. In addition there is an annex and 8000sqm land, part of which is vines and part of which is olive trees. Town water supply is present, electricity supply 200 yards away. Please note: Being a old farmhouse the building is currently registered in the "land registry" and therefore there are no detailed plans of the current building, but only a map of the plot of land in scale 1:2000 with a small footprint of the building. Also, we would like to highlight that the next door neighbour has a right of way across the land in front of the farmhouse to access his own plot of land. The property is on the outskirts of Montefiascone (approx. 3kms from the centre, very near the small hamlet of the "Fiordini" where there is a local bus service that runs daily and connects the hamlet to the centre of town.Montefiascone is the fourth largest town in the Tuscia after the provincial capital, Viterbo. It sits on a hill on the eastern side of lake Bolsena. The town has an old historic centre with many shops, bars and a domed cathedral which can be seen from the property. Outside the old centre are banks, schools a hospital, railway station, supermarkets and there is a lively weekly market. The town runs a local bus service which serves the outlying farming communities and connects with the centre, station and lake front. It is a lively town with events throughout the year - in particular, a wine festival starting late July which lasts for 2 weeks. Montefiascone is famous for its Est! Est!! Est!!! White wine. It is 90 mins north of Rome, 30 mins from Orvieto and 1hr from Todi.
