The Village
Bogaz is located at the gateway to the Karpaz Peninsular. It is a working harbour, and is a delightful mix of both Europeans and local Turkish Cypriots. It has many restaurants and cozy bars, and is a delightful meeting place for all. Daily trips out to sea are offered by local boat owners where you can chance your luck with catching your own dinner. Ercan Airport can be reached within 40 minutes or so, and the historic city of Famagusta is a short drive along the scenic coastal road heading west. Bogaz offers a unique atmosphere in Cyprus, and is becoming a popular choice for both holiday and permanent residences. Around the harbour can be found a first class selection of restaurants and bars where one can enjoy a pleasant drink or a meal as you survey the activities in the harbour or watch the sparkling waters of the Mediterranean lap onto the beach. The area is blessed with a number of sandy beaches and is well located to benefit from some exciting developments that are either planned, under construction, or already completed.
The Region
The Turkish Republic of Northern Cyprus is one of the few remaining “undiscovered” places of the Mediterranean. It has a diverse abundance of outstanding and unspoilt natural beauty from the crystal clear waters and golden sandy beaches to the heights of the pine clad mountains and Crusader Castles. With exemptions on income tax, import duties, corporation tax and very low council tax North Cyprus is a property investors’ haven. The past three to four years has seen an increase in foreign investment where we have seen investors from Russia, Israel, Turkey and the UK buying into property, land and large scale developments. With prices around half of that in the south of the island the potential for growth is considerable and real.
Although there is an increase in the amount of development going on it is being strictly regulated by the government which is wary of degrading the coastlines and natural beauty of the country with ill-conceived construction projects. Developers are being forced to take the natural surroundings into consideration in order to maintain the integrity of the natural setting. Despite the recent price hikes in the North Cyprus property market, it still offers investors great opportunities to buy real estate at very competitive prices. One such area is the Karpaz region. The Karpaz Peninsular is at the northern most tip of Cyprus, pointing out towards Syria and Turkey.
The region has strict regulations on development and is a protected wildlife sanctuary where rare turtles lay their eggs on the golden sandy beaches, in excess of 300 species of birds pass through every year as they fly along one of the main migratory routes. Wild flowers are in abundance and the landscape is distinct from the rest of the island. It offers a haven of tranquillity for those who wish to explore the ancient monuments, walk or cycle on the mountain tracks or just relax on the beautiful beaches.
Exciting developments
There are some new and exciting developments in this region and despite a global recession in property work continues on the planned developments mentioned below.
Bafra – New Resort hotels
Investments made jointly from the private sector and the government in the Bafra region are designed to boost tourism in the area. Plans for no less than 16 five star hotels, a shopping centre and enlarged desalination facilities will make this into the ‘Las Vegas’ of the Eastern Mediterranean’. The hotels will be designed along various themes with such names as The Hanging Gardens of Babylon, The Coliseum, The Kaya Artimis, Noah’s Ark etc. The 750 bed Kaya Artemis is already completed as is the Noah’s Ark Hotel, both are impressive and it certainly makes a statement about the future of tourism in this part of Northern Cyprus. New roads are being built to reduce the travel time from both Kyrenia and Famagusta to this region. This touristic development is just a 15 minute drive from the restaurant in Iskele.

As if that were not enough the new Karpaz Gate Marina is now open and operational. Located just north of the village of Yeni Erenkoy and just 40 minutes away from Iskele. It is large enough for 350 plus vessels, including Super Yachts of over 65 meters. Restrictions on sailing along the territorial waters of the Turkish Republic of Northern Cyprus have now been lifted which means yachts will sail to this new and almost only available berthing spot in the Eastern Mediterranean. This will further add value to properties and investments in the area and act as a money magnet with the super rich bringing their yachts and wanting to explore the r

An island steeped in history
With a history dating back over 10,000 years the island of Cyprus is rich in history and culture. You will find remains that date back as far as 7,000BC as well as remains of crusader castles, ancient churches and Roman theatres and settlements.

These are just a few of the attractions of Northern Cyprus. With travel across to the South of the island easy then the possibility of exploring other World Heritage sites of interest is possible. Visit the Neolithic Settlement at Choriokitia, the fort and mosaics at Pafos Harbour, the ancient capitals of Kiti and Amathus, the theatre at Curium, the list is extensive.
