Property Description

The offer includes a massive fully renovated three-storey house with a
very well-cultivated yard. The property is located in a peaceful village
35 km from the historical city and former Bulgarian capital - Veliko
Tarnovo and about 20 km from the Varna-Sofia highway. The house is
situated by an asphalt road with all year access provided.
The built up area of the house is around 230 sq. m. and the yard is
spread over 1800 sq. m. of fertile land, with ryegrass, a few orchard
trees, flowers, an outdoor stone sink, a glazed veranda, a BBQ area, a
well and a massive new porch.

The house is supplied with running water and has electricity as well
as a local heating system. There are three levels facing south. The
foundations are stone, the house is constructed of bricks. An
internal staircase connects the floors. The doors, the floorings and
the joinery are all wood. Ceramic, stone tiles and terracotta
have been used in the building process.

The middle floor comprises four rooms. One of them leads out of
the other via portal to form one spacious and very sunny area.
The former basement is on the lower storey and is now converted
into two luxurious taverns – one of them is in traditional style with
a fireplace and the other is constructed as a big kitchen and a living
room in one. You will enter a bathroom from the internal staircase
landing level. A tub+shower and a new electrical boiler are installed
there. The attic floor is fully renovated with plasterboard and is
insulated with five cm rock wool and the flooring is a new wooden one.
You may find the new attic to be the perfect place for recreation,
entertainment or hobby activities.

The roof of the house has had major repairwork, new soffits, all
broken roof-tiles have been replaced, the caps have been plastered,
chimney flashing has been renewed, all guttering has been replaced with
new. The facade is reconstructed as well, plastered and painted
over. All of the windows in the building are repaired or changed with
new ones, painted and glazed. The whole electrical installation is
replaced with a modern one. The drainage system is also renovated.
All the walls have been fine-plastered and painted white, wooden
ceilings, varnished with a dark varnish. The present wooden ceilings
and wooden walls in the taverns have been sanded and varnished as
well, using dark varnish. The floorboards, which are in very good
condition, have been varnished using colourless floorboard varnish.

A stone barn of 120 sq. m., preserved in perfect condition, is at your
disposal in the yard. It may be transformed into a cookhouse, a
workshop or a billiard house with minimal resources.

The village is picturesque with crisp air, GSM coverage. There is a
railway station, a few shops, a post office, a kindergarten and a
school. If you enjoy fishing, picnics and other outdoor activities you
will be delighted to know that Rositsa river flows just a kilometer
away and there is a dam lake not far away as well - only 15 km.

Veliko Turnovo is a town-museum rich in many cultural museums,
monuments and architectural sites. The town is visited by thousands of
Bulgarian and foreign tourists every year. The preservation of the
ancient history of Bulgaria is not only the prime concern of the
Veliko Turnovo municipality, but of the whole Bulgarian nation. The
modern town of Veliko Turnovo develops dynamically. The architecture
of its new housing estates is in harmony with the old masters’
traditions. Many schools and cultural institutes further develop the
cultural inheritance.
