B&B Guest House:

This project is designed specifically for persons wishing to live and work in Spain running their own small business. The property consists of 8 en-suite bedrooms for guests, 2 of which have been designed for the disabled, plus the owners private 2 bedroom accommodation.

The internal communal areas include bar, lounge and dining areas, plus further seating, recreational and dining areas around the swimming pool. The plans can be modified to suit the owners particular requirements. This is an approximate price as the completed price would depend on the chosen finishing options decided on by the purchaser.

The Project:

There are three separate components in the construction of this purpose built B&B Guest House. The guest accommodation (8 en-suite bedrooms), the communal area (large lounge & bar facilities) which connects to external recreation areas (swimming pool, solarium, BBQ and garden) including service areas (kitchen, bar, laundry, deposit and owner’s living area) and outdoor facilities providing car space for the unloading necessary commodities, parking for the owner and guest parking.

Bedroom Area:

This area comprises 8 bedrooms (1 or 2 may be suitable for disabled people) each has bathroom, wardrobe and the possibility of 1 double bed or 2 single beds. Combined table/commode and easy chair. Each bedroom has assigned a built in wardrobe for clothing and towels, savannas, blankets, pillows, etc.

Communal Areas:

These areas have been planned for various uses through high, medium and low seasons. There is a large lounge with lightweight, easy to move furniture. It has been designed to be used in high season within the normal services of the Guest House as place for parties of some size. It is connected to the outside facilities (swimming pools, gardens, etc.)

This could be a profitable area of activity in low season, accommodating business events, promotions, video conferences, ordinary conferences and discussion groups etc. The area is large enough for this with sufficient space to cater for 20 or 30 persons. Breakfast can be served in this area and there is the possibility of extending the table area to the pool area in summer.

There is bar with multiple services (music, drinks, cocktails, possibly dancing, etc.) with toilets for both sexes and a bathroom for the disabled, plus a reception, office and internet facility. Note: the central pillar can be a fireplace with chimney and a place to store firewood, with two way orientation (towards the entry and towards the pool).

Outdoors Area:

This outdoor area includes a swimming pool of 9 x 5 m, with waterfall and mineral decorations. Open air breakfast area. Grill and bar area close to the pool. Service direct from the kitchen. Sun terrace by the pool. Garden with optional children’s playground.

Owners Private Accommodation:

The owners accommodation consists of a 2 bedroom apartment with 2 en-suite bathrooms, lounge/living room with views over the pool and gardens. The large kitchen would also be used to prepare the guest’s breakfasts and snacks.
